Everleigh Sales Consultant Sue Govenor understands buyers have plenty of questions when it comes to purchasing in a brand new community. We sat down with Sue to chat about the steps required and how to navigate the process of buying a brand new homesite.

Where do I start?

The best way to start the home buying process is to simply visit the sales centre, which has been designed to give you a good understanding of how a community will look once developed. The sales centre team can answer questions about the project and provide advice and guidance on how to get started with purchasing a home. It's also a good idea to register your details for any project updates, particularly if you are looking to buy further down the track, so you can stay in the loop with what's new in the community.

What about finance?

I always recommend speaking to a qualified financial advisor to get an understanding of your options based on your individual circumstances.  Once you have done this, you should speak to a bank or mortgage broker to seek pre-approval for a home loan, which gives you peace of mind when it comes to making an offer to purchase a property.

Spoilt for choice

Masterplanned communities like Everleigh offer a vast range of homesites and home and land packages  to suit different  budgets and lifestyles  – so I always say it’s best to come down to the sales centre to discuss what you are looking for and what is available that suits. Remember it's important to make sure your homesite is able to accommodate your preferred home design.

Contract time

Once you’ve picked out your preferred lot or house and land package, it’s time to secure it. This can be done by signing a contract and paying a deposit.

Finance approval

If you have pre-approved finance, the process of receiving final approval from your financier is much quicker - however you will still need to submit additional documentation. You will also need to engage a conveyancer to execute legal documents and may be required to conduct some testing on your homesite or property for finance and insurance purposes. I am here to help buyers understand their obligations and make this process as simple and stress-free as possible!

What about designing my home?

The absolute best part of purchasing is choosing the design for your brand new home! Once you’ve selected your builder, you’ll need to provide them with a copy of the design guidelines that are often part and parcel of residential communities (these are called covenants, and are in place to ensure all homes within the community are of a consistently high standard).

Your builder will review these guidelines to ensure your home complies with the community standards.

Settle your property

On the nominated contract settlement date you’ll be required to make payment of the outstanding amount for your land.

Once full payment has been made, the land will be transferred into your name, making you the new owner of the property.

It also means that your builder will be able to start construction of your new home, which will be completed in stages. You will be required to pay for each stage of construction as it is completed.

Moving in
